There are no specific size requirements for office space stipulated under the Immigration Control Act or its examination guidelines. However, the space must be sufficient to carry out the actual business operations planned by the applicant.

For example, if you are running a consulting business, your office will generally need only a desk, computer, phone, and basic storage (e.g., a cabinet). The focus of the business activities will likely be on-site with clients. In such cases, as long as there is an office space where the applicant—and possibly a staff member—can work, it should be deemed sufficient.

On the other hand, if your business requires product inventory or sample storage, the office must have enough space to store such items. Alternatively, you may rent a separate warehouse in addition to your main office address. In short, the office must have enough space to support the operations of your intended business.

We often receive questions about using a private residence as an office in order to save costs. Please note that this is not permitted in principle. A combined home-office may be approved only under exceptional circumstances—such as a dental clinic in Japan where the first floor is used for business with a separate entrance and signage, and the second floor is a residential area with a separate private entrance in the rear.
